 DOUBLE TWO-ROOM APARTMENT in the locality Ornella just 5 kilometers from Arabba and the ski lifts of the "Sella Ronda", in a very scenic area in a building of only 3 apartments, served by a road that ends about 100 meters after the house.  The building was built by reconstructing from the foundations a characteristic local house and all the architectural features of the area have been preserved; the condition can be considered, like new.  The entire property is completely isolated from the surrounding land by means of a "gully" that surrounds it on three sides.  The horizontal structures have been built with wooden beams with "bilama" construction to prevent the movement of the wood itself. The exterior walls are insulated with Baumit "coat" panels (flown in from Austria).  The roof, also made of wood, is made with ventilated air chambers and insulated with 3 layers of insulating material interspersed with air chambers and covered with refractory frost-proof tiles from Wirer.  The entire structure was built to meet the strict energy-saving parameters in the area. The energy classification fell into the Class B category.  The entrance is independent of the part of the house occupied by the current owner's family.  All windows are double-hung as were the originals, made of larch to prevent frequent maintenance, with double glazing with inert gas. They offer 6 and 4 beds respectively.  Both are furnished with solid wood furniture, custom made and with the kitchenettes complete with all appliances: Stove plate, extractor hood, refrigerator with small freezer compartment, dishwasher, granite countertop. They are complete with color TV, satellite decoder.  The two bathrooms are equipped with semi-circular shower complete with shower stall, wall-hung toilets and "bathroom furniture" type radiator; one of the two, with sliding door (scrigno) to meet the regulations of "abatement of architectural barriers."  The systems, completely separate for the two apartments, include LPG gas boiler, computerized thermostatic system for each apartment, independent electrical system and wiring for telephone lines and LAN network for computers. This separation of facilities allows for eventual rental of one or both apartments.  There are ski lockers with electric boot warmers in the garage.  The sale also includes the co-ownership, with the other apartments, of a small green plot of land.
